The HUD-1 is the key that’ll unlock the door to incredible discounts. It’s the one document that every bank requires. But if you’ve never filled one of these out before, I am going to let you in on a little surprise – IT CAN BE A NIGHTMARE!

The HUD-1 is a very complex document. It contains dozens of line items, dollar amounts and calculations detailing who pays for what at the time of closing. Things like:

* What the buyer is responsible for paying
* What the seller is responsible for paying
* The premiums for title and hazard insurance
* The myriad of taxes
* The attorney’s fees
* The notary fees
* The loan origination fees
* and much, much more.

It can make your head spin. And all it takes is putting the wrong number in the wrong field ONE TIME and you can blow your entire offer. Ima gine having the bank accept your offer only to find out that because the HUD-1 you submitted had the bank netting MORE than you planned! Believe me, I hear stories of this happening ALL THE TIME because an investor was trying to save a few bucks – and it ended up costing them the deal!

But of course, you can try filling it out on your own. Imagine what that would be like … better yet, let me TELL you what that will be like:

First, you download an Adobe Acrobat file version of the HUD. Now that you’ve got your blank HUD-1, you would scratch your head and attempt to plug the numbers into the correct lines (wait … does this number go on line 1208 or 1206? Or do I even need to include it! Where does this number go???”). On average, it takes an advanced foreclosure investor (who doesn’t have access to the EasyHUD tool) upwards of an hour to complete a blank HUD-1 from scratch, then double check their entries, run their calculations, and print it out. But remember…

In Foreclosures and Auctions, Timing is Everything

Now I know we aren’t talking about rocket science here. Heck, before EasyHUD if you didn’t have access to an attorney you had no choice … but that was the OLD (harder) way of doing things. Even today, if you don’t have a lot of experience filling out a HUD-1 or a lot of time to squint at all of those lines, it could potentially screw up your deal! The wrong number in the wrong blank will end up costing you thousands of dollars … or blow the deal ENTIRELY by making you look like an amateur and tipping off the bank that you are new at this game.

For the past 7 years , I’ve been making BIG MONEY short selling properties that are behind on payments or in foreclosure.

And one of the first things I learned was that before the banks will give away even the slightest discount, they ALWAYS ask to see a “net sheet” or HUD-1 from me!
